This Privacy Policy explains how John McGarr, a real estate salesperson with Maury People Sotheby’s International Realty, 37 Main Street, Nantucket, MA 02554 (“John McGarr,” “we,” “us”), collects, uses and protects information through 36warrenslanding.com (the “Site”), including the inquiry forms for 36 Warrens Landing Road, and through the email and text messages we send in response to those inquiries.

Information we collect

Information you give us. When you request information or a private showing, we collect your first and last name, email address, mobile number, your answers to the inquiry questions (for example what drew you to the property, your timeline, your price range, your preferred showing time and whether you are working with a buyer’s agent), and whether you checked the optional box agreeing to receive text messages. If you book a showing, we also collect the date and time you choose.

Facebook and Instagram lead forms. If you submit an inquiry through one of our Facebook or Instagram lead forms, we receive the information you provide, such as your name, contact details, and property interests, and use it to respond to your inquiry, provide requested real estate information, and communicate with you in accordance with your preferences and applicable law. Submitting a lead form does not sign you up for text messages.

Information collected automatically. When you visit the Site, we and our service providers collect standard technical information such as your IP address, browser and device type, the pages you view, the page that referred you, and campaign parameters in the link you followed (for example UTM tags or a Meta click identifier). For text-message consent, we record the date, time and IP address at which the box was checked.

Cookies and similar technologies. The Site uses the Meta Pixel to measure visits, form activity and inquiries from our advertising on Facebook and Instagram. The Pixel uses cookies and receives browsing events. We do not send your name, email address or mobile number to Meta through the Pixel. The Site also embeds third-party video, 3D tour and map players (Vimeo, Matterport and OpenStreetMap), which may set their own cookies when you use them. You can control cookies through your browser settings and adjust ad preferences in your Meta account settings.

How we use your information

• To respond to your inquiry about 36 Warrens Landing Road and send you the property details you requested.
• To schedule, confirm, remind you of, and follow up on private showings and video walkthroughs.
• If you agreed to receive text messages, to text you about your inquiry as described in the “Text messaging” section below.

Messages come from John McGarr of Maury People Sotheby’s International Realty and relate to your inquiry: replies to your questions, showing scheduling, appointment confirmations and reminders, and follow-up about your search. How we share information

We do not sell, rent or trade your personal information, and we do not share it with third parties for their own marketing. We share information only as follows:

• Service providers who operate the Site and our communications on our behalf and under confidentiality obligations: our CRM and messaging platform (HighLevel/LeadConnector and its telecommunications and email delivery providers), our website host, and Anu Agency, the marketing agency that manages these systems for us. They may use your information only to provide services to us.
• Our brokerage, Maury People Sotheby’s International Realty, to the extent required for brokerage supervision, recordkeeping and compliance.
• Parties to a transaction you ask us to involve, such as your buyer’s agent, but only at your direction.
• Legal and safety reasons, when required by law, subpoena or regulation, or to protect the rights, property or safety of you, us or others.

We do not sell inquiry information as leads and do not pass it to other agents, lenders or vendors for marketing.

How long we keep information

We keep inquiry and communication records for as long as needed to respond to you and follow your search, and as required by real estate recordkeeping rules. Records of text-message consent and opt-outs are kept so we can honor your choices.

Your choices

• Text messages: reply STOP to any message. You will receive one message confirming you have been unsubscribed, and no further texts unless you opt in again.
• Email: use the unsubscribe link in any email.
• Access, correction or deletion: email [email protected] or call 508.577.5450 and we will respond as required by applicable law.

Security

We use reasonable administrative, technical and physical safeguards, including encrypted (HTTPS) transmission of form submissions. No method of transmission or storage is completely secure.

Children

The Site is intended for adults. We do not knowingly collect information from children under 13.

Changes

We may update this policy. The effective date above shows when it was last changed.
